Which record starts the work?

In property development, the starting object is often a saleable unit: an apartment, commercial space or another property. Its status connects to a buyer, contract and payment schedule. In short-term rentals, the central record is a dated reservation: which accommodation, how many nights, which guest and what service is needed. A unit's sales status and its availability on a particular night answer different questions. List the record your team updates most often before comparing systems.

Compare the financial picture

For property sales, check how the agreed contract value relates to received payments and the outstanding balance. For rentals, examine booked nights, cancellations, receipts and operating expenses separately. Contract value is not the same as cash received, and a reservation is not automatically a completed stay. In either workflow, accounting connections require separate confirmation. Ask for definitions of report fields so that teams do not compare figures calculated on different bases.

Prepare evaluation scenarios
